The City of Mission Viejo’s Community View/GIS is a Geographical Information System (GIS), which provides detailed information about properties from a geographic perspective. By entering a property address or street you can view the following information:
- Aerial Color Photography
- Property Information
- Property Lines
- Electric Company
- Flood Zone Information
- Homeowner Association
- Water District
- School District
- Trash Pickup Day
- Street Sweeping Day
- Land Use
Included with this information are contact phone numbers for the respective service/utility.
NOTICE: Information displayed by this program is provided by Digital Map Products (DMP) and is not maintained by the City of Mission Viejo. Information should be verified directly with the City of Mission Viejo before relying on its accuracy.
Viewing is best if your system has the following:
- Windows 95 or later 1
- 28 MB RAM minimum
- 5 MB (minimum) disk space available
- Internet Explorer 6.0 or later
- DSL, Cable, or T1 Internet connection
- Map and input areas will not display.
Load Sun Java JRE 1.5.0_04 (and higher). To check the current version of Java that you have, open Internet Explorer, click on Tools menu item, select Internet Options, select the Advanced Tab, In the window the main headings on the left are in alphabetical order, scroll down to “Java (Sun)” and the current version is 1.5.0_05 make sure that is checked. If not, upgrade java by going to http://www.java.com, selecting “Download Now”, and follow the steps.

Disable any Pop-Up Blocker software.
Searching Tips :
Enter the property address (including number) in the space next to "Street/Address:," example "28095 Hillcrest." You can also use only the street name to go to a general location. DO NOT enter Street, St., Avenue, Blvd., etc. after the street name.
Select the Zoom In tool then place your cursor over the aerial photograph. Press and hold the left mouse button to zoom in.
Select the Zoom to Area tool then place your cursor over the aerial photograph. Press and hold the left mouse button as you draw a selected area to zoom in.
Follow the same procedure to zoom out using the Zoom Out tool.
- After you have zoomed in to a property, select the Get Information tool, then click on the property to obtain information.
- If you cannot access the GIS system and need information about a property, contact the City of Mission Viejo at (949) 470-3000. Or visit City Hall, located at 200 Civic Center (corner of Marguerite and La Paz). Zoning and/or land use questions should be directed to the Community Development Department.
Digital Map Software License Agreement
This is a legal agreement between you (either an individual or an entity) and Digital Map Products ("DMP").
If you do not agree to the license terms below, you are not an authorized user of CityGIS and it is your responsibility to discontinue the use of this product before proceeding any further.
GRANT AND TERM OF LICENSE: Subject to your compliance with the terms of this Agreement, DMP grants to you a personal, nonexclusive, nontransferable and royalty-free right to use CityGIS solely for your lawful personal use.
COPYRIGHTS: The Software and all intellectual property rights therein, including copyrights, is owned by DMP (and/or its parent company) and is protected by United States copyright laws and international treaty provisions. Pursuant to those laws, you must not reproduce, retransmit, distribute, disseminate, sell, publish, broadcast or circulate any aspect of CityGIS in any form to anyone, including but not limited to others in the same company or organization or to newsgroups, mail lists or electronic bulletin boards, without the express prior written consent of DMP or its licensors. You must treat CityGIS like any other copyrighted material (such as a book or musical recording). You are not permitted to copy any aspect of CityGIS for archival purposes.
OTHER RIGHTS: All aspects of CityGIS shall be considered confidential information of DMP or its licensors and shall not be disclosed by you to any third party who has not agreed to the terms of this Agreement in the manner specified by DMP. You may not modify, translate, reverse, engineer, decompile, disassemble or create derivative works based on any aspect of CityGIS, or remove any proprietary notices or labels it contains. All applicable rights to patents, copyrights, trademarks and trade secrets in CityGIS or any modifications to it shall be and remain in DMP or its licensors.
NO WARRANTIES OR LIABILITIES: You expressly acknowledge and agree that use of CityGIS is AT YOUR OWN RISK and that CityGIS is provided AS IS without any warranties or conditions whatsoever. DMP AND/OR ITS RESPECTIVE LICENSORS AND LICENSEES HEREBY DISCLAIM ANY EXPRESS OR IMPLIED WARRANTIES AS TO THE ACCURACY, COMPLETENESS, CURRENTNESS, NONINFRINGEMENT, MERCHANTABILITY OR FITNESS OR PARTICULAR PURPOSE OF CityGIS OR THAT THE OPERATIONS OF CityGIS WILL BE UNINTERRUPTED OR ERROR-FREE. DMP AND/OR ITS LICENSORS AND LICENSEES SHALL IN NO EVENT BE LIABLE TO YOU OR ANYONE ELSE FOR ANY INACCURACY, ERROR FAILURES, DELAYS OR INTERRUPTIONS OF THE SOFTWARE AND SHALL IN NO EVENT BE LIABLE TO YOU OR ANYONE ELSE FOR ANY CONSEQUENTIAL, INCIDENTAL OR SPECIAL DAMAGES ARISING OUT OF OR RELATING TO THE USE OR INABILITY TO USE CityGIS.
CHANGED TERMS: DMP shall have the right at any time to change the terms of this Agreement or require new terms and to change, impose conditions on or discontinue any aspect or feature of CityGIS. Such changes shall be effective immediately upon notification by any means which give you actual knowledge of them or upon posting of such terms on CityGIS and any use by you of CityGIS shall be deemed acceptance of them by you.
