My aunt who rented a house (no contracts) had rented out a room to a lady (with a written note) who paid 1st month rent and security deposit. After that, she did not pay any rent and kept stealing from my aunt. Even during the pandemic, the lady kept going out when my aunt asks her not to. At one point, they took away her key and she called a police officer who told my aunt it was against the law to not let her back in. Now she's been living rent free for months and keeps insisting that she'll move out but never does.
What can my aunt do in this situation?

Hello. My Dad passes away I’m December. There is a will I am sole beneficiary. There is an executor. He will not communicate with me. There is rental property with money being exchanged and probate is not moving forward wth the executor. What so I do?
