Flow chart, FAQs provide more information about proposed Gardens project process

To keep residents informed, the City is providing regular updates regarding the proposed ValueRock Realty development on the corner of Marguerite Parkway and La Paz Road.  

As the private property owner’s proposal works its way through the City’s land-use entitlement process, the City developed a simplified flow chart outlining the numerous steps in the process and where it currently stands. The chart also highlights when important opportunities for public input will be available. 

As a reminder, the City has not initiated nor promoted this proposal. The property is owned by a private property owner – ValueRock Realty – and the City is legally required to provide a fair and neutral public hearing process. As always, the City encourages all Mission Viejo residents to participate and provide input.  Once the City receives ValueRock’s final proposed plan and Environmental Impact Report, the City will post and share it with the community.

Can Citizens of the city know what the plans are being considered for this site? Are we speaking for business,real estate development??

How does Value Rock Reality's property at Marguerite Pkwy & Pa Paz goes from commercial small business zoning to a 6-story high rise/dense apartment zoning? Doesn't his need to be approved by the City of MV? If so, the City Council needs to vote (or should vote) as the surrounding community wishes. Is someone getting money indirectly to fasttrack and approve this plan?

If Value Rock Realty is successful in having its property rezoned? Then this will set the precedent for the other 9 parcels in Mission Viejo to be rezoned. Mission is a great planned community let's keep it that way

John, it might be a planned community but that doesn't mean we should hang on to every dying retail center in town. Things change bud.

This is a huge upgrade. The current center is a blight and contributes next to nothing to the city.

Time to get with the times. Change is coming and you nimbys need to understand that you aren't the only people that deserve to have a place to live.

I for one would like my kids, when they are old enough, to be able to afford a place to live in Mission Viejo. The only way for that to happen is to produce more housing.

The viewpoint you are espousing is a hypocritical and selfish one.
